Full roof replacement is expensive, disruptive, and not always necessary. For commercial properties with roofing systems that are structurally sound but aging, a roof restoration coating is worth serious consideration. The right coating system, properly applied to a qualified substrate, extends service life by 10 to 15 years, improves the building’s thermal performance, and in many cases qualifies as a maintenance expense rather than a capital improvement — which changes the financial calculation significantly.

What Qualifies for a Restoration Coating
Not every roof is a candidate for a coating. Before recommending a restoration system, we inspect the existing roof in detail. The substrate must be structurally sound, free of active leaks from membrane failures, and free of widespread moisture infiltration into the existing system.
If the roof has active leaks or moisture in the substrate, coating over it seals in existing moisture and accelerates the deterioration beneath. We will not recommend a coating in that situation. We will tell you what the substrate condition actually is and what the appropriate repair or replacement scope looks like.
For roofs that are in acceptable condition but showing surface weathering, loss of reflectance, or early stage seam and flashing issues, a restoration coating is often the right call. It is a legitimate long-term solution, not a temporary patch.
Silicone Restoration Systems
Silicone is the preferred coating for flat and low-slope commercial applications in Florida, particularly where ponding water is present or likely. Silicone does not absorb water and maintains its physical properties under sustained water contact. An acrylic coating that ponds will soften and degrade over time. Silicone does not.
Silicone also maintains excellent UV resistance over its service life without chalking or degrading significantly under Florida’s solar exposure. And it remains flexible through the thermal cycles that roof surfaces experience daily.
We apply silicone systems at the manufacturer-specified thickness. Mil thickness is the single most important variable in coating performance after surface preparation. An underapplied silicone system fails earlier than its rated life and may void the manufacturer’s warranty.
Acrylic Restoration Systems
Acrylic elastomeric coatings are a strong option for metal roofs and other applications where ponding water is not a factor. They are highly reflective, which is significant for Florida’s cooling load. High-SRI acrylic coatings can meaningfully reduce rooftop surface temperatures, which translates to lower attic and building temperatures and reduced demand on HVAC systems.
Acrylic coatings are water-based and lower VOC than silicone, which makes them preferable in some occupied building scenarios from an installation standpoint. They also come in a wider range of color options, which matters for buildings where rooftop visibility is a consideration.
Surface Preparation
Coating adhesion is determined in the preparation phase. A coating applied to a dirty, oxidized, or moisture-contaminated surface will not bond correctly. Failures at seams and edges, bubbling, and premature delamination are almost always preparation failures, not product failures.
We pressure wash and treat surfaces before application. Any existing seams, penetrations, or flashing transitions that need reinforcement are addressed with fabric and coating before the full system goes down. This is standard practice for a warranted restoration installation.

This is not tax advice, but it is worth noting: restoration coatings on commercial properties are frequently classified as maintenance expenses rather than capital improvements, which means they may be deductible in the year they are installed rather than depreciated over decades.
