Tile Roofing
Tile Roofing in Florida
Tile roofing is part of the visual identity of Florida. Drive through established neighborhoods in Jacksonville, St. Augustine, or along either coast, and tile roofs are everywhere — and for good reason. Concrete and clay tile systems are engineered to handle Florida’s heat, humidity, and wind in a way that few other materials match. They shed water effectively, resist mold and algae growth better than organic materials, and when maintained properly, last 30 to 50 years or more.
We install, repair, and replace tile roofing systems for residential and commercial properties across Florida. Our crews have direct hands-on experience with concrete and clay tile — the real installation complexity that comes with working on hipped and complex roof geometries that are common in this region.
Concrete Tile vs. Clay Tile
Both materials perform well in Florida, but they have different characteristics worth understanding before you commit.
Concrete tile is more widely available, more cost-effective, and manufactured in a broader range of profiles and colors. It is heavier than clay, which has structural implications on some buildings. It is the more common choice for replacement projects and new construction in the Florida market.
Clay tile is the older and more traditional material. It is lighter than concrete, dimensionally stable over decades, and does not absorb water at the rate concrete does. It carries a premium cost over concrete but outlasts it in most applications. Clay is a natural fit for properties where longevity and aesthetic consistency with historic or high-end architecture are priorities.
We work with both materials and will give you a clear recommendation based on your roof structure, your timeline, and your budget.
Florida-Specific Installation Requirements
Tile roofing in Florida is not installed the same way it would be in a temperate climate. Wind uplift resistance is a code requirement, not an option. Tile systems in Florida must be installed with approved adhesive or mechanical fastening systems that meet state wind rating standards. The underlayment system beneath the tile is equally critical — it is what keeps the building dry if individual tiles are displaced in a storm.
We install to Florida Building Code standards and to manufacturer specifications. These are not the same number. Florida code is more demanding in many areas, and we do not use national standards as a substitute when the state requires more.
Tile Roofing and Coastal Architecture
Florida’s coastal design vocabulary — Mediterranean Revival, Spanish Colonial, Mission style — developed around tile roofing. Concrete and clay profiles match the geometry of those structures in a way that no synthetic substitute fully replicates. For homeowners with older tile roofs on architecturally distinctive properties, maintaining the tile system is often the right call both aesthetically and structurally, assuming the underlying structure is sound.
We regularly work on tile repair and partial replacement projects where only a section of the roof has failed while the rest remains serviceable. We match profiles and colors with care. An obvious patch on a tile roof is a workmanship failure, and we treat it as one.
Tile Roof Repairs
Tile systems develop specific failure modes over time: cracked or broken tiles from foot traffic or impact, mortar failure at ridge caps and hips, and underlayment deterioration that causes leaks even when the tile surface looks intact. If your tile roof is leaking, the visible tiles may not be where the actual failure is.
We use moisture detection tools to locate the source before we open anything up. That surgical approach reduces unnecessary disruption to a roof system that may be mostly sound.
Warranty and Guarantee
Tile roofing installations are backed by our Five-Year No Leak Guarantee and by the applicable manufacturer product warranty. We provide documentation of the installation scope so the warranty record is complete.
