Flat Roofing in Florida
Flat and low-slope roofing is the standard for commercial construction and is also common on residential additions, covered porches, and accessory structures throughout Florida. It performs well when the right system is installed correctly. It fails quickly when the wrong system is chosen for the application or when installation shortcuts compromise the membrane.

Each system has distinct characteristics, and the right choice depends on the building type, the climate exposure, the existing substrate, and the project requirements.
TPO (Thermoplastic Polyolefin)
TPO is the most widely installed commercial flat roofing membrane in the country and for good reason. It is heat-reflective, which reduces cooling loads in Florida’s climate. It is lightweight relative to other systems. It is installed with heat-welded seams that, when properly executed, create a watertight bond at every joint. And it is cost-competitive against alternatives with comparable performance.
TPO is a suitable choice for most commercial low-slope applications in Florida. It performs well in UV exposure, resists algae growth, and can be installed over existing substrate in many cases, which reduces tear-off cost.
The critical variable with TPO is seam quality. Heat-welded seams done by experienced installers hold for decades. Poorly welded seams begin to fail within a few years. This is not a material problem — it is an installation quality problem, and it is the most common source of TPO failures we see on existing buildings.
PVC (Polyvinyl Chloride)
PVC roofing membranes share the heat-welded seam advantage with TPO and offer strong chemical resistance. For commercial applications where rooftop equipment discharge, grease exhaust, or chemical exposure is a factor — restaurants are a common example — PVC performs better than TPO in those conditions.
PVC is also highly flexible at low temperatures, which is less relevant in Florida but matters for properties in northern parts of the state that see occasional cold exposure.
The cost of PVC is generally higher than TPO. For buildings where the chemical resistance profile is not a requirement, TPO usually provides comparable performance at lower cost.
Modified Bitumen
Modified bitumen is an asphalt-based system installed in layers, either torch-applied, cold-applied, or self-adhered depending on the product. It has a long track record in Florida and is a suitable choice for flat and low-slope applications where budget and existing substrate characteristics favor it over single-ply membranes.
Modified bitumen systems are often used on residential flat sections, older commercial buildings where the existing substrate is better suited to an asphalt-based system, and repair applications where a partial membrane replacement needs to integrate with existing bituminous material.
Properly installed modified bitumen performs well. It is more forgiving in some repair scenarios than single-ply systems and is widely understood by experienced roofing crews.
Drainage Is Not Optional
The most critical aspect of any flat or low-slope roofing system is drainage. Flat roofs are not actually flat — they are designed with a minimum slope to drain. When drainage paths are obstructed, when the roof has settled and created low spots, or when the original installation did not establish adequate slope, water ponds. Ponding water accelerates membrane degradation in every flat roofing system, including systems rated for occasional water contact.
We assess drainage as part of every flat roofing project. Addressing drainage problems at the time of installation or repair is far less expensive than dealing with accelerated membrane failure later.
Maintenance and Inspection
Flat roofing systems benefit from periodic inspection and minor maintenance — clearing drains and scuppers, inspecting seams and flashings at penetrations, and addressing small membrane issues before they become large ones.
