Why Leak Detection Is Its Own Service

That approach works when the problem is visible and localized. It fails when the leak source is hidden, intermittent, or located in a part of the roof system that does not show obvious surface damage.
Flat and low-slope roofs are particularly prone to this. The membrane may look intact from the surface while moisture has already penetrated and is moving beneath it. By the time it appears on the ceiling inside, the affected area may be much larger than the original entry point.
Tile roofs present a similar challenge. The tiles themselves are often undamaged while the underlayment beneath them has failed. A visual inspection of the tile surface gives an incomplete picture.
Infrared Imaging
Infrared cameras detect temperature differences in building materials. Wet materials retain heat differently than dry materials, which creates a detectable thermal signature that shows up on an infrared scan. We use this technology to map moisture distribution in roof systems without removing materials unnecessarily.
Infrared inspection is most effective in the right conditions — typically late in the afternoon or early evening, after the roof surface has absorbed heat during the day and begins to release it. We schedule inspections accordingly when conditions warrant.
Electronic Moisture Mapping
For flat and low-slope membrane systems, electronic leak detection equipment can locate breaches in the membrane directly. The technology works by detecting an electrical path created when moisture contacts both the membrane and the structural deck beneath it. It pinpoints the breach location with a high degree of accuracy, which allows targeted repairs rather than large-scale membrane removal.
What the Process Looks Like
When a homeowner calls us with a suspected leak, we schedule a diagnostic inspection. We review where the water is appearing inside the building and work backward from there. We use infrared and moisture detection tools to map the situation. We inspect the roof surface, penetrations, flashings, and any transitions or edges that are common entry points.
