Water that appears around a window, at an interior wall, or on a ceiling well away from the chimney may be entering at the chimney base or at a roof-to-wall transition that has failed. The path water takes through a building after entry is rarely a straight line.

How Chimney Leaks Develop
A chimney that passes through a roof creates multiple opportunities for water infiltration. The base of the chimney is surrounded by flashing — typically step flashing along the sides and an apron at the base. Above that, counter-flashing is embedded into the mortar joints of the chimney masonry and overlaps the step flashing. These two layers work together. When either one fails, the system fails.
In Florida, salt air and thermal cycling accelerate corrosion on metal flashings. Galvanized steel flashings, which were standard installation on homes built in the 1980s and 1990s, have often reached or exceeded their service life in the state’s coastal climate. When they corrode through, the failure is typically hidden — the flashing is still in place, but it is no longer waterproof.
Counter-flashing failures are often mortar-related. As the mortar in the masonry joints ages and cracks, the embedded counter-flashing becomes unseated and water runs directly behind the flashing assembly.
Cricket Installation and Repair
A cricket is a peaked structure built at the upslope side of a chimney where the chimney is wide enough to create a horizontal transition that holds debris and channels water into it. Florida building code and standard roofing practice require crickets on chimneys of a certain width. Without one, that horizontal ledge becomes a collection point for water, accelerating deterioration of both the flashing and the underlying decking.

Chimney Cap Repair and Replacement
A chimney cap covers the top of the flue and prevents water from entering the chimney directly. In Florida, chimney caps on masonry chimneys deteriorate over time from thermal cycling, freeze-thaw exposure in northern parts of the state, and general weathering. A failed chimney cap allows water to enter the flue, which contributes to interior moisture problems and accelerates the deterioration of the flashing assembly below it.

Roof-to-Wall Flashings
Roof-to-wall transitions — where a roof surface meets a vertical wall — are another common leak source in Florida homes. This includes the transitions where a lower roof section meets a second-story wall, and where flat or low-slope sections of a roof terminate against exterior walls.
These transitions require step flashing and often a kick-out flashing at the lower termination point to direct water away from the wall. Missing or failed kick-out flashings allow water to run directly down the wall and into the structure at the sill or foundation level. In Florida’s rainy season, that water infiltration adds up quickly.
